30-Point Furnace Maintenance 

Our 30-point furnace maintenance encompasses a thorough inspection and cleaning of the unit.  Our technicians will take the extra time to properly inspect the entire unit for safety issues, check controls, clean burners and sensors, measure temperature rise, and test switches and controls. Below is a full list of items that are covered:

1. Inspect entire furnace for safety issues
2. Inspect heat exchanger and vacuum out minor rust deposits
3. Pull Blower assembly or inspect the blower wheel and motor
4. Visual inspection of evaporator coil
5. Inspect and clean burners
6. Vacuum out minor rust around burners
7. Check ignition controls
8. Clean flame sensor
9. Measure temperature rise
10. Measure blower amps
11. Check blower capacitor
12. Inspect flue pipe
13. Test main limit switch
14. Test flame rollout switches
15. Test all Safety controls
16. Test gas valve operation
17. Check gas connections at furnace
18. Check and adjust gas valve pressure (if necessary)

30-Point AC Maintenance

Comfort Pride Services Inc.’s 30-point AC maintenance also includes a comprehensive inspection and sanitation of the unit. The certified technicians working on your equipment will take precautions to accurately inspect the entire system and its components, tighten caps and covers, clean debris, flush line, take measurements, and take proper tests. Below is a full list of items that are covered:

1. Inspect entire air conditioning system for safety issues
2. Inspect blower assembly, inspect the blower wheel and motor
3. Check blower capacitor
4. Measure blower amps
5. Inspect heat exchanger
6. Inspect evaporator coil
7. Check refrigerant charge
8. Tighten all refrigerant service valve caps and covers
9. Inspect condenser coil
10. Clean out debris from bottom of condenser
11. Inspect fan blade
12. Flush condensate drain line
13. Check all drain safety switches
14. Check condensate pump and line (if applicable)
15. Measure temperature difference across evaporator coil
16. Check low and high pressure switches
17. Test high voltage at disconnect and condenser
18. Check and tighten all electrical connections
19. Check and tighten all low voltage connections

23. Test compressor run and start capacitors
